So the remaining parental unit died at a very old age and I got the house to myself. I stay in the basement as it's nice and quiet but I got rooms upstairs going to waste so I was thinking of renting them out.

As far as I understand, if I share the kitchen [I will] I won't be subject to the Landlord Tenant Act and if I rent less than 50% of the space and don't claim CCA I can retain the primary residence capital gains exemption.
I don't need the money, but it would allow me to hobby every week instead of twice a month, and a different stream of income aside from dividends is a nice diversification. Also the house is big and empty and I am worried that over time that will impact my mental state as my remaining local friend died recently and I don't have much prospects for a social life of any sort.
I would sell and rent an apartment but I wouldn't be much ahead and if rents keep going they way they do I could be screwed. The way it is now, if I reach 65 I could pay all my expenses from OAS, GIS etc alone and that would be a sweet position to have as a backup.
I know someone who knows people [Punjabi] who are reasonable but I've never lived in shared accommodation as renter or landlord so it's a bit scary.

So is this a good idea or worse then fapping with gloves made of broken glass. What other things do I have to worry about. For example I know a guy on the dole who sublet to this girl [who he dispised] and the welfare people insisted they were a couple and docked their checks, I'd hate to have someone in league with others claim oh yeah we are fucking, I'm leaving, I want half his shit.

Ugh. At your stage of life man, I can’t imagine sharing space with a stranger. Why not rent the whole place for a lot more $, find yourself a place that suits you, and profit and fund your hobby activities off the difference?

This is hard. I had a friend who rented rooms, he was man. Sometimes he rented a room from a Uni. girl and started screwing them. Other time it was all guys and some men wouldn't clean after themselves. Fights.

If you can separate the entrances to each floor you are good to a certain degree.
If you have time and no rush, I would start looking at houses in your area within 2 km walk and go look at the rooms that are for rent. Ask the landlord what he expects from you, ask questions. So you have an idea.

Call LTB, tell them you are a tenant living at some room ( your place) and if the LTB applies to you (tenant).
You don't want your tenants staying to long... so tell them you are renting the place and have a lease of 14 months. They have to move out by the 13th month then and you are going to tidy up the place in the last month. Then do it again several months later.

You can try Airbnb on weekdays only. Mon-Thurs. Why? because rowdy people show up on Friday - Sun.
Are you close to office towers, advertise there telling business you are willing to take business tourist only, short stay.

Never going to subject myself to the Landlord Tenet Act. Not gonna do it. Na Ga, wouldn't be prudent, at this juncture.

If I were to move, I'd pile in even more into some highish dividend stocks but that would mean a crushing lack of diversification.

I am how do you say, ah yes repulsive to women and the only game I have is of the computer and paper/dice RPG version. So yeah no fucking. I did tell my friend that I prefer females because I know from the experience of others that dudes can be disgusting and don't listen.

Yeah, I pretty much got most of the basement separate from the upstairs and has everything except for a kitchen. If I bought a mini fridge I would only have to use the kitchen every 6 days or so.
Rooms for rent are pretty scarce in these parts for some reason, based on listings. Small burg. The above mentioned friend seems to have a good idea of the market place though.

Not going to do AirBnB. The way I can set things up hopefully is that I know someone I trust who can vet the people coming in. I don't want to take my chances with randos. Also again, small burg, I doubt [could be wrong] that there is much of a market for that here.

SO what's all this about 13/14 months, is there something in law. I've read over and over that the usual rules don't apply if you share a kitchen or a bathroom.
