Realtor contract?

I spoke with a friend who's moving from a different province and right now crashing with a common friend of ours for a week until he can get an apartment. I was unaware of his plans and when I found out, I recommend a realtor friend of mine. But apparently, he signed a contract with a realtor to find him an apartment....so my realtor friend can't help him because the contract is for 6 months...I laughed because I thought it was a joke. What if the realtor can't find him an apartment in a month? he can't crash with our friend for that long let alone 6 months....and through him I also found out there are bidding now on who the landlord will pick as tenants...highest bidder of course...LoL..

What's the point of this thread ? He signed a 6 month contract and has to wait 6 months for the realtor to find an apartment.
Renting a hotel room after one month is an option or he can move in with you which is the better of the two.

my point is why sign a contract that's way too long? if the realtor is lazy or busy, then how long can he really find him a place to rent?

Your question should be addressed to your friend who signed the contract. Useless to post it here.

When I used to rent, my realtor never had me sign a contract....didn't even know it's even practiced and someone just answered it's not mandatory so yeah....it may be useless to you but there are people who can provide a relevant answer....you didn't. you can move on now.

Most realtors do not handle rentals as there is very little money to be made there. Most see it as not worth the amount of work required to do so. Having said that, if your friend were to ask the realtor with whom he has a contract with to simply terminate the contract (realtors have a form that terminates it), then there is a pretty good chance that he may just terminate it as it was never worth his time to help your friend search for a property anyway. The realtor may even see it as a blessing to cut him loose. Just ask, no harm in it.

Yes, realtors require tenants to sign an agreement. This makes it so that they only go through that realtor and cannot find properties in their own. Also for privacy etc etc.

realtors also collect a months commission from the homeowner or half months if it’s two realtors making a deal. This can narrow the options down.

some realtors don’t make clients sign. But most do as they guard their commission with their lives
