Anyone know if the Redzone website is running off custom software, or if it is "off the shelf" like a phpnuke kinda app? I have a client wanting me to make a real estate website and the concept seems quite similar.

Do a Goole search for 'website templates'. There are dozens of Real Estate website templates that you can buy and customize for under $100.
