Thanks WithPassion, I totally missed the text number, my mistake! I was looking too quickly, and it really screamed scam at me. That being said, the 727 area code is a weird one, for Pinellas County, Florida -- again, not necessarily a scam, but taken with the other signs in the ad, my advice is buyer beware!
