i have to finally have to give in and reshingle my roof or else i will not be renewed by my insurance company.Does anyone know of anybody who does this work? and also could use an insurance broker. thanx

Falling off roofs is the number one cause of death for construction projects and for homeowners in Ontario. This is a job best left to the pros.
Doinker, ask your nieghbours, look in the local papers, go to the local shingle supply store. All these places will give you referrals.

Years ago, I was talking to a friend of a friend that happened to be a roofer. I asked him how he was able to gaurantee a roof for 25 years, and this is what he told me.
He said that if a custome called him back after 6 or 8 or 10 years, and reported a leaking roof. He would ask the homeovwner if there had been a electrician or sat. dish person up there. If the homeowner admitted to this, he would void the warranty. The other thing he would do is to go up and stick a rusty nail into the roof, then ask the homeowner how that got up there.
Bottom line, this guy did not gaurantee his work, even if he sais he does.

Jeez, it's mostly labour, basically unskilled!
This is a huge job, very high off the ground and needs to be done quickly. I can write it off as an expense as it's rental property.

I've helped people doing their roof a few times, you can save a lot of money if you're willing to use your muscles and you're fairly nimble.

my neighbour runs his own roofing business.Hard working newfie boys.....they've been in business for about 10 yrs now.
straight up guys,they'll tell you what you need...prices vary depending on all what needs to be done....either way they probably will beat any quote you get.
dealing with a reputable roofing company your just paying more,my neighbour will do just as good a job as any reputable company at a fraction of the price I'm sure.
either way ...as long as you get a roofer who is going to tell you straight up what your probs are and fix them properly you should'nt have any probs for 20 yrs....but then again,that all depends on your house and its surroundings,your upkeep etc....
you should have the roof stripped if you already have 2 layers on,that way they can see if there is any damage to the roof.
