I have a vacant house but only want to rent it out till Sept. I have people willing to take the tenancy. Right now it's a verbal agreement and I am going to get them to sign a lease. BUT the lease says even if it's a fixed term rental, the tenant is not required to leave. How does a landlord get around this?

Why is it a short term rental? Will you or family be living in come Sept or Oct?

It's a short term because I don't trust the people. I have a feeling they will cause issues just enough to not get them evicted. At least if it's short term than I can get rid of them in 9months.

Alternatively, if I do decide to live in the unit. How long do I need to stay in there before I can rent it again?

Correct. A tenant isn't required to sign a new lease or move out at the end of the current one. They can go month by month if they choose.
I believe it's a minimum six months to a year that you have to reside there before renting it out again.

Yes, been researching all night ... In Ontario it is 1 year.

If you don't trust them, don't rent it to them.

I have a friend who has a rental and has the tenant from hell! Has gone through all the correct legal avenues for eviction and it’s taken 2 years to get them out and even then it’s not final til June of 2022! Be careful!

Some (many?) of these tenants know how to game the system. Plus, they have all these leftie activists advising them on how to game the system and beat the big bad landlord (because all landlords are filthy rich, right?). And people wonder why we have a housing shortage.

I know a few Landlords who switched to Airbnb and only allow people outside of Ontario to rent, installed cameras and found themselves some warlocks /witches.
