In Post # 9 of this thread, I told you about a woman who bought a home in Hamilton; her closing date was supposed to be June 6th; but she spent the summer sleeping in her car because the existing tenants refused to move out.

She finally was able to get the Tenants evicted and move in on September 30th:

For those who wonder why people are landlords - In Toronto there is the "Vacant Property Tax" - https://www.toronto.ca/services-payments/property-taxes-utilities/vacant-home-tax/ Keep your home vacant, pay the municipality!!!

For those who say make the tenant's life a living hell - First, cutting off utilities can result in a $50,000 fine - https://www.ontario.ca/page/solve-disagreement-your-landlord-or-tenant#section-1 Any one of you want to take that risk? Second, during an Eviction Hearing, the tenant has the right to speak and defend their position. There are regulations in the Landlord Tenant Act that define "harassment" on both sides. The last thing a landlord would want is to have an eviction delayed any further because of potential harassment issues.

And I'll tell you why I say this... It's not to prove anyone right or wrong. Rather, the balance of the system favours tenants, and they are taking full advantage of it. I can guarantee you that every landlord out there with a bad tenant has thought of turning off utilities and/or publicly shaming them and/or entering the unit and throwing them and their belongings out and/or changing the locks. The system - however - just won't allow it. And if you have a professional bad tenant, they are 10 steps ahead of you anyhow.

Exactly. The only thing I think you can do is sue them to get your money, but that really doesn't mean anything, even if you win. I don't think judges force defendants to pay up, so the only thing you can hope for now is for a collection agency to buy the debt from you. And there's a very good chance a collection agency would not want to buy $41,000 in debt on a high-risk case like this, and even if they did, they'd probably want a 50% commission due to the risk level.

I'd love to see the stats of good tenants vs bad.
Conversely good landlords vs slumlords.

Genuinely interested because as much as the original post boils my blood, I've also been listening to this for the 36 years I've lived in this city since coming for school. It's news that sells. The LTB has been broken since I've been here in the 80s. Hell I bitched about them in 1988 during the housing boom when I had to live in shitholes that slumlords owned, who broke all the rules because housing was scarce AND at a premium price, and nothing ever caught up with them either. The conversations in this thread have been going on for decades. Every few years it's a story... then it goes away. So... SOMEONE must be a good landlord. SOMEONE must be a good tenant because there's been millions housed here in those 30 years without too much trouble. I'm sure more than a few TERBites have made a lot of bank in the housing and renting/ leasing market.

Just asking...

Good points. More or less everything has been shit since the early 80s. We do have a lot of gagdets these days though.

"Hey, mortgage rates are 2%, housing prices are going thru the roof and will never ever stop rising so why don't we buy us a bunch houses on leverage, rent them out and make a killing! It's easy, Marge and Benny are doing so and you know we're much smarter than they are."

Replay the above by a multiple of thousands more moms and pops and you get a whack of free enterprising, capitalistic moms and pops aiming to profit from housing while not who haven't fully thought out all of the hazards that may impede their get rich quick dreams.

The free enterprising, capitalistic landlord's ethos: "We want gov't to get out of the way of our housing profiteering ways and schemes and we want to gov't to eliminate any and all risks we may face in the pursuit of our housing profiteering."

Do your homework.

Same couple have crushing medical bills as they age and decide to rent out their basement to pay for said expenses. Tenant doesn’t pay rent causing them grief about not being able to pay expenses.

Not every landlord is a greedy retired couple.

It solely and specifically is about "moms and pops buying housing properties for profit and asset appreciation and NOT the scenario you portrayed.
