Should I get work done on my house now or wait for spring ?


I need new windows and a roof and some wiring done that was corroded by the leaking windows

Everyone seems busy now as homeowners want the work done for winter so is it cheaper in the spring ?

You pay the most when eveyone is busy, if you can wait sit back and get quotes. Ask them if you can get a better price if you accomadate them on their time frame. Ask when their low season and tell them that you do not mind waiting.

If the windows are still leaking you need to get them done as soon as possible... otherwise you are just creating more and more damage to the structure of your home which will cost you more to fix.

Ditto on the roof if there is any leakage. Even if you don't see any signs of leakage on the underside of the roof, that doesn't mean that water isn't reaching the sheathing and rotting it away. Replacing shingles is a heck of a lot cheaper than replacing the sheathing/joists/rafters/insulation....

You say the wiring is corroded.... do you mean the junction boxes are rusted or is the insulation on the wires actually damaged? (Not sure how leaking water would accomplish this but...) If the integrity of the wiring is comprimised you should address it as soon as possible as you could have a potential fire situation.

Without seeing what condition your house is in, it is impossible to say whether you will save money by waiting until the slack time.

Also to be considered is that slack time for roofers is the winter and it's not the ideal time to be putting down asphault shingles, so you might be saving on the install cost, only to lose out due to a short life-time for the new roof.

Always start at the top, fix the roof asap regardless of busy times. Also, if you are considering the usual asphalt shingles, they need heat to seal down to their neighbours, and late summer early fall is the best time for that, otherwise the shingles will be flapping in the breeze letting water and snow in.

Roofing and window contractors will slow down in the fall. Best to get it done then. You don't want melting snow coming in and new energy star windows will help with the heating costs in the winter.

I'm in the construction business, to answer your question. no, it's not cheaper in the spring, the price for good work is never cheaper. You pay for what you get and try to stay away from getting work done to the outside of your house in the winter time you expose the interior of your house to the elements and the building materials act differently when cold/frozen, meaning the are harder to work with and it take long to do a certain job such as roofing in the winter than in the summer.

Do you roof now in the summer so the tiles can bond to each other and the windows you should order them now depending on the manufacturer ( the good ones will take some time) it'll take some time to get them. It takes no time to tear out and install a window.

That's just my opinion.

Anyone know a good way to find an electrician for a couple hours work? Nothing major, just some switch changes, adding a chandelier, and testing some sockets. There's enough work to justify bringing someone in for a couple hours.

Book the repairs now. The good people will be booking for October-November installs already. You don't want to go through the winter with a leaking roof, and depending on the window problem, with leaking windows either.

Disable the electrical circuits if any are unsafe. Have them repaired after the house is properly sealed. Wiring is never safe when wet.
